Appraisal Reports
An appraisal is not a valuation.
It does not carry the gravitas or weight of a formal valuation report. It is an opinion of worth, but does not receive the same recognition from lenders and courts as a valuation and is usually heavily disclaimed..
However in some circumstances an appraisal is sufficient to meet the needs of a client. For example, a householder may wish to receive an appraisal from a real estate agent about the likely sale price of their home. A business broker may also appraise the likely sale price of a business and a jeweller may appraise a piece of jewellery.
Generally experts are not prepared to appraise an asset without charging a fee, as they can still be held responsible for their opinion.
It is also worth noting that the less time and efort put into an appraisal (or a valuation) the less reliable it is likely to be.The Perth Valuer panel can advise you on the most appropriate opinion of value for your circumstances.
